Disbursements not included in these fees:-

Sale

  • An official copy of the title and plan – costs £3.00 each

  • An official copy of any Lease or Transfer referred within the title – costs £3.00 each

  • Anti-money laundering check (per person) – costs £6.00 per person

  • On a leasehold sale, there will be a fee payable to the landlord and/or management company for their information pack or for replies to Form LPE1, which will only become apparent once we hear back from the landlord and/or managing agent with their requirements and fee information.

  • Prices will increase if a Lease extension is required as part of the sale and/or purchase transaction.

  • If the transaction needs to be expedited, then the fee may be higher.

  • Should the matter prove to be problematic then we may need to revise the estimate to take into account the extraordinary additional works.  You would be advised of this at the time.

 

Purchase

  • Anti-money laundering check (per person) – costs £6.00 per person

  • Processing the Stamp Duty Land Tax Return (purchase) - £50 plus VAT

  • On a purchase transaction there are search fees that are payable and the cost of these will depend upon the location of the property.

  • Land Registry fees (will depend upon the value of the property being purchased or, in the case of a re-mortgage transaction, upon the value of the new mortgage)

  • On a leasehold purchase, there will be administrative fees payable to the landlord and/or management company which will only become apparent upon receiving their information pack from the seller’s solicitors.

  • Our prices cover the costs of acting for both you and your lender, in the event that you are purchasing with a mortgage and the lender instructs us – we are on the Lending Panels of the vast majority of lenders.

  • Prices will increase if the property being purchased is a newbuild or if a Lease extension is required as part of the sale and/or purchase transaction.

  • If the transaction needs to be expedited, then the fee may be higher.

  • An additional administration fee will be charged if the purchase is with “Help to Buy”.

  • Additional fees may be incurred for a shared ownership purchase.

  • Should the matter prove to be problematic then we may need to revise the estimate to take into account the extraordinary additional works.  You would be advised of this at the time.

 

Re-Mortgages:

  • Our fee for a re-mortgage transaction starts at £600.00 plus VAT and may increase depending upon the lender’s requirements, if the property is tenanted, if the property is leasehold, etc.

 

Transfer of Equity:

  • Our costs for a transfer of equity will start from £750.00 plus VAT.

 

Discounted fees:

  • There may be a discount on our fees if we act for you in both a sale and purchase transaction at the same time.  Please discuss this with us.
