Stephen Ward – Partner

Steve has been at Derrick Bridges & Co. throughout his legal career, starting in 1995. Qualified as a solicitor in 1997. Steve specialises in Property work including residential conveyancing and is also a qualified Notary Public.

 

Victoria Weldhen - Solicitor

Vicky qualified as a solicitor in 2007.

She attended the  College of Law in London where she obtained a Graduate Diploma in Law in 2004. In 2005 she completed the Legal Practice Course with Commendation.

Vicky  then completed her training contract at Derrick Bridges & Co in 2007 and has remained with the firm ever since! Vicky specialises in all aspects of residential and commercial property work including:-

Residential Property:

Dealing with all aspects of residential property including:

  • sale and purchase of freehold and leasehold properties including right to buy purchases and shared ownership 

  • re-mortgages including re-financing of property portfolios, transfers of equity and  equity release schemes

  • applications for adverse possession

  • Acting for both Landlord and Tenants in connection with statutory lease extension, right to manage and collective enfranchisement claims under LRHUDA 1993 ( including applications to First Tier Property Tribunal through to determination by Tribunal) 

  • Acting for both Landlord and Tenant in connection with claims under section 5 of the Landlord and Tenant Act 1987

  • acting in connection with non-statutory lease extensions, deeds of variation and licences for alterations.

Commercial Property/ Commercial  Work:

  • acting for both landlords and tenants in connection with grants of commercial leases ( including shops, office, restaurants, cafes, public houses, industrial units, industrial  and warehouses

  • dealing with all aspects of  lease renewals ( statutory and non-statutory) including applications to county court to determine terms,

  • applications for licence to  assign, surrender, deeds of variation and licences for alterations

  • dealing with all aspects of the sale and purchase of commercial property ( both with vacant possession and subject to existing leases/tenancies) including any associated re-financing.

  • acting for and advising clients in connection with  joint ventures, shareholders agreements, sales and purchases of businesses and shares,

  • acting for and providing advice with regard to partnership formations and retirements,business start ups, conditions of sale and purchase and terms and conditions for supply of services.

 

Selchouk Sami - Solcitor

I qualified as a solicitor in 2003 and have previously worked in Legal 500 law firms.  Over the years I have gained significant experience in residential and commercial property transactions including lease extension, collective enfranchisement, acting for buyers with Islamic Finance, and high value residential properties in and outside London.  I enjoy helping clients structure a deal, drafting and completing on the agreement whether it be a Joint Venture, Option or Development.  I strive to be responsive, look at the bigger picture and be commercial when acting for clients.  

My client’s include high net worth individuals, professionals, investors, developers, entrepreneurs,  charities and SMEs.

Some recent transactions include:

  • Acted on the purchase of a well known pub in Barnet

  • Sale of the freehold of a retail distribution facility for over £11 million with an occupational blue chip tenant with a rent of approx £500,000.00 per annum.  

  • Sale of Dental Practices.

  • Multiple freehold disposals for a developer

 

Perry Gear - Associate Legal Executive

I am an associate Legal Executive with over 30 years experience practicing in North London with a large client following. My areas of residential work include: -

Freehold and leasehold sales and purchases

  • Lease enfranchisement and lease extensions

  • New plot purchasers

  • Remortgages

  • Transfers of equity

  • Grant of new leases

  • Applications for adverse possession

  • Shared ownership sales and purchases and staircasing

I also act for commercial clients in the assignment, grant and acquisition or leasehold properties along with the sale and purchases of freehold commercial properties.

A large part of my caseload is from returning clients and recommendations.
