Timescale for residential conveyancing

  • The entire conveyancing process for both sale and purchase transactions from receipt of instructions through to completion (moving day) will normally take anywhere between 8-14 weeks, however you should be prepared for this to take longer depending on your circumstances and wider factors. Relevant factors that impact the timing include the seller’s/buyer’s position, the length of chain, title, search or survey problems, condition of neighbouring property, leasehold or freehold, the Local Authority (the search time differs significantly from one local authority to another), the condition of the property, the uniqueness of the property etc.  However, our fee earners will aim to meet your preferred time frames and keep you updated throughout your transaction.

Commercial Property

  • We have extensive experience in the acquisition and sale of freehold and leasehold commercial property.  We can prepare your business’ commercial leases or we can act for you in approving the terms of any lease your business is acquiring.

  • We can advise on your business’ statutory right to renew its lease.

Leasehold extensions and collective freehold enfranchisement

  • We can act in the acquisition of a new or extended lease for your flat.

  • We also represent leaseholders (and freeholders) in cases where leaseholders are seeking to acquire the freehold to their building.

Property Disputes

  • We can take court proceedings for landlords seeking to recover possession of property or where a tenant (either residential or commercial) has defaulted on rent or some other legal obligation.

  • We also represent tenants who want to resist a landlord’s efforts to recover possession or rent arrears.
